How UBS key4 mortgages works

Via UBS key4 mortgages for investment properties you can find out about investment opportunities directly online and bid for properties. Online access is simple and convenient via UBS E-Banking. The bidding process follows a clearly structured pattern:

  1. Assessment of financing requests and credit checks by UBS
  2. Notification via SMS or e-mail to investors that a new financing request is available online
  3. Assessment of the financing request by interested investors and possibility to submit an online offer
  4. Review of offers by the borrower and final mortgage decision
  5. Communication of the auction result to investors via SMS or e-mail
  6. When a mortgage is taken out, UBS is responsible for coordinating contract preparation and signature and the payout of the mortgage

UBS key4 mortgages for real estate properties is the mortgage brokerage platform for self-occupied real estate properties via a fiduciary solution. Through our platform offering, you can create investment profiles online and store corresponding price tables. UBS then arranges mortgages that match your investment needs and takes out the mortgages directly in the name of and on behalf of the investor. In detail, the process works as follows:

  1. Creation and edition of investment profiles and price tables, taking into account individual investment needs
  2. Assessment of financing requests and credit checks by UBS
  3. Comparison of financing parameters with active investment profiles and submission of offers in the event of a match, on the basis of previously saved pricing grid
  4. Review of offers by the borrower and final mortgage decision
  5. Continuous display of mortgage offers issued and mortgages taken out directly in the Investor Portal in UBS E-Banking
  6. When a mortgage is concluded, the contractual documentation, signing and payout of the mortgage will be administered by UBS.

Investors in investment properties:

You pay a transaction fee for each completed financing transaction. A quarterly servicing fee is also payable on the financing volume. This compensates our expenses for credit management and credit monitoring.

Investors in self-occupied real estate properties:

A transaction fee and a quarterly servicing fee are payable on the financing volume. This compensates our expenses for credit management and credit monitoring.
